1.Nature of the service

Almowffer is a real estate broker that introduces the parties to a transaction and provides marketing, indicative valuation and procedural support. We do not own the listed properties, we are not a lender, and we do not provide legal or tax advice.

2.Licensing and compliance

We operate under the Real Estate Brokerage Law and the regulations of the Real Estate General Authority (REGA). Our FAL licence, commercial registration and VAT numbers are published on the About page and in the site footer. Listings carry a statutory advertising number once their requirements are complete.

3.Accuracy of listing information

Property data (area, price, location, photos) originates from the owner or their representative. We take reasonable care to verify it, but it remains indicative, may change without notice, and does not constitute a binding offer. Always inspect the property and the title deed before committing.

4.The Almowffer Index

The Almowffer Index compares a listing's price per square metre with the district average using the transaction and supply data available to us. It is an indicative guide, not a certified valuation, and it is not a guarantee of any yield or resale price.

5.Calculator and estimation tools

The mortgage calculator and any price estimate on the site are approximate and for planning only. They are not a financing offer or credit approval; final terms are set by the lender.

6.Commission

Brokerage commission is 2.5% of the transaction value for sales and purchases unless agreed otherwise in writing, plus VAT as required by law. For leases, commission follows market practice and is stated in the brokerage agreement. It becomes due on signature of the contract or on completion of title transfer, as set out in that agreement.

7.Your obligations

• Provide accurate, current information in the forms and do not impersonate anyone.
• Do not use the site for unlawful activity, automated scraping, or to overload our servers.
• Do not list a property you neither own nor have lawful authority to market.
• Respect the intellectual property rights in the published content and images.

8.Intellectual property

The trade name, logo, design, copy and databases on this site belong to Almowffer Real Estate. They may not be copied or republished commercially without prior written permission.

9.Limitation of liability

The site is provided "as is" with no warranty that it will be uninterrupted or error-free. We are not liable for indirect or consequential damages or loss of profit arising from reliance on site information. In all cases our total liability does not exceed the commission actually paid on the transaction in dispute.

10.External links and services

We are not responsible for the content of external websites, map services or social platforms linked from our site.

11.Changes to these terms

We may update these terms at any time; the update takes effect from the date it is published on this page.

12.Governing law and disputes

These terms are governed by the laws of the Kingdom of Saudi Arabia. The parties will first attempt an amicable settlement; failing that, the competent judicial body or real estate dispute committees in Riyadh shall have jurisdiction.
