What is the Almowffer Index and how we calculate it

The idea

An absolute price says little. A SAR 3M villa may be a bargain in one district and overpriced in another. What matters is price per m² relative to the district.

Method

1. Divide the price by the area → price per m².
2. Compare with the average price per m² for the same type (villa/apartment/land) and purpose (sale/rent) in the same district.
3. The result is a percentage: negative means cheaper than average, positive means more expensive.

Where the averages come from

We collect averages from announced transactions and actual supply in the district and update them regularly. If a district lacks enough data, the index is hidden rather than misleading.

Limits

The index is indicative. It does not account for finishing, views or position within the district. Use it as a starting point for negotiation, not a final verdict.
