How to read an electronic deed before buying
Why the deed matters
The deed is the official document proving ownership. Misreading it can cost you an entire deal. Electronic deeds made verification easier through government platforms, but several fields are still skimmed over.
1. Deed number and date
Confirm the number matches the listing and that the deed is electronic rather than an old paper one. Paper deeds need updating before transfer, which takes time.
2. Owner name
It must match the ID of the seller who will sign. If the seller is an agent, ask for the power of attorney and confirm it is valid and authorises sale.
3. Area and boundaries
Compare the area in the deed with the actual area or the subdivision plan. A small difference is normal; a large one needs review.
4. Mortgages and restrictions
The electronic deed shows whether the property is mortgaged to a bank or restricted. A mortgage does not prevent sale, but it changes the transfer process.
5. Property type and use
Residential or commercial land? This determines what you can build.
6. Advertising licence
